Closing costs can include lender fees, appraisal, title insurance, recording charges, prepaid taxes or insurance, and escrow deposits. You will receive loan estimates and closing disclosures—use them to compare, not a single number from a blog post.
Sometimes sellers contribute toward closing costs within program limits. That affects the net economics of the offer but does not eliminate the need to review your cash to close.
Ask your loan officer and closing agent what is fixed vs. what might change before signing. Educational calculators on this site do not replace your official disclosures.
